Benchmark prices (MLS® Home Price Index)

MarkhamBenchmark priceChange from a year ago
All homes (composite)$1,052,500−6.02%
Detached$1,441,700−5.61%
Single-family attached$1,032,900−5.52%
Townhouse$731,700−6.62%
Condo apartment$517,200−9.70%

The benchmark tracks a typical home, so it is steadier than averages, which move with the mix of homes that sold.

Across the GTA

TRREB reported 5,040 sales across the GTA in September 2026, down 9.0% from a year earlier, at an average price of $1,006,409 (down 5.1%). New listings were down 14.4% and the composite benchmark price was down 4.7% year over year.

What it means for sellers

  • Prices are below last year. The Markham benchmark is 6.0% lower than a year ago, so a neighbour's sale from last year may not reflect today's value.
  • Well-priced homes still sell close to asking: detached homes averaged 98% of list price in 31 days, and freehold townhouses 100% in 32 days.
  • Condo apartments face the most competing listings, with about 6.4 months of supply (leaning toward buyers). Presentation and pricing matter most there.

What it means for buyers

  • Prices are lower than a year ago, but GTA new listings fell 14.4%, so the choice of homes is tightening.
  • Condo apartments have the most supply: about 6.4 months, with homes selling at 98% of list on average.
  • Detached homes still move in about 31 days. Have your financing ready before you tour.
