Bilingual marketing in action

Reach every
qualified buyer.

Plenty of Markham listings are marketed only in English. A significant portion of qualified buyers in York Region research, discuss, and make decisions in Cantonese.

Here is what bilingual marketing looks like in practice.

The luxury standard

What every high-value listing deserves.

Professional photography

Professionally shot photos that show the light, the finishes and the setting. Since 2021, 37 of Kenneth\'s 43 listings had professional photography.

Cinematic video walk-through

A professionally sequenced video tour that tells the story of your home. Buyers viewing remotely decide whether to book a showing from the video. Since 2021, 34 of Kenneth's 43 listings had a video tour.

Professional staging consultation

We identify what enhances the property and what detracts from it. Staging is not about decorating. It is about helping buyers emotionally commit to a purchase at full price.

Bilingual marketing reach

Your listing is marketed in English and Cantonese to reach the full qualified buyer pool in Markham and York Region. Both audiences see your home from day one.

Luxury positioning strategy

Certified Luxury Home Marketing Specialist training covers buyer psychology, premium pricing strategy, and the specific negotiation dynamics of high-value transactions. This informs every decision from day one.

Premium listing presentation

Custom property brochure, professional floor plans, and a digital listing package that reflects the quality of the home. First impressions are formed before a buyer ever sets foot inside. We control that impression.

What the luxury standard includes.

Luxury buyers are different. They are researching before they call. They are evaluating the listing presentation as a proxy for the seller's standards and the agent's professionalism. A poor presentation of a premium property is one of the most expensive mistakes in real estate.

Licensed since 2015, I have sold two Markham homes above $2 million for sellers, represented buyers in five $2M+ purchases in Markham, Richmond Hill and Toronto, and hold the CLHMS designation with GUILD Elite recognition. I know what this buyer expects.

"Working with Kenneth was one of the best house selling experiences ever. His selling methods stood out and anyone working with a different agent is making a mistake."

The goal is the strongest price the market will pay, from the buyers most qualified to pay it.

Who this is for

Three types of sellers I work with.

Luxury, move-up or downsizing, the preparation is the same at every price point.

Luxury homeowners

Markham homes in the upper price tiers attract a specific buyer profile. International buyers, move-up families from the GTA, and investors who expect premium presentation and an agent who can work with them in English or Cantonese. That is the service I provide.

Move-up sellers

Selling to fund a larger purchase means getting both the timing and the price right. Every dollar left on the table comes out of the budget for your next home.

Downsizing homeowners

Families who have built equity over decades deserve an agent with the specific training to handle it correctly. As an SRES-certified broker, I understand the financial, emotional, and estate planning sides of a downsizing sale. For most clients, this sale funds retirement. Every dollar counts.

Luxury questions

Common questions about selling a luxury home.

What does CLHMS mean?

CLHMS stands for Certified Luxury Home Marketing Specialist, a designation from The Institute for Luxury Home Marketing. GUILD recognition is given to members with a documented record of luxury sales, and GUILD Elite is its higher level. Kenneth has held the CLHMS designation since 2021, earned GUILD recognition in 2021 and GUILD Elite in 2026.

What counts as a luxury home in Markham?

There is no single price line. Kenneth looks at the top end of each Markham neighbourhood. For context, detached homes in Markham sold for an average of $1,534,139 in September 2026 (TRREB Market Watch), so many luxury listings sit well above that, often in areas such as Angus Glen, Victoria Square and parts of Unionville.

How is a luxury home marketed differently?

With more preparation and a narrower, better-qualified audience: preparation and staging advice, professional photography and a video tour, a printed and digital presentation, and marketing in English and Cantonese so the home reaches Markham's full buyer pool. Showings are arranged for qualified buyers.

Can you help with downsizing from a large family home?

Yes. Kenneth holds the SRES (Seniors Real Estate Specialist) designation, which covers the financial, legal and practical sides of selling later in life. He plans the timing of the sale and the move with you and, where it helps, with your family and advisors.
