Marketing & showings

Your launch, buyer reach & feedback.

Understand how presentation, exposure, and communication fit together.

01

Build the visual story

Show the home and the lifestyle around it.

The guide describes photography, cinematic video, aerial footage, community highlights, and print or digital materials. Discuss which elements best explain your property.

  • Identify the rooms and features worth highlighting.
  • Ask whether video, floor plans, or aerial footage would be useful.
  • Review what is included and how the materials will be used.
02

Plan the launch and reach

Choose channels that fit the listing.

Possible channels in the guide include MLS distribution, property websites, email, social media, and targeted digital campaigns. These are options to discuss, not a promise that every listing uses every channel.

  • Ask who the intended buyers are.
  • Discuss where and when the listing will appear.
  • Clarify the marketing scope, schedule, and reporting.
03

Manage showings and communication

Keep everyday logistics and feedback clear.

The guide connects showing activity with buyer feedback and ongoing reporting. Agree on how viewings will be arranged and how you will hear about the response.

  • Set expectations for showing access and notice.
  • Ask how buyer feedback will be collected.
  • Agree on a useful update schedule.
04

Review the response

Use feedback to guide the next conversation.

The guide discusses performance reports and strategic adjustments after launch. Ask what the feedback means for your home and which options deserve consideration.

  • Look at the feedback alongside the local competition.
  • Ask questions when interest and expectations differ.
  • Discuss the reasons for any proposed changes.

Reaching Markham buyers

Your listing goes on the MLS® System through the Toronto Regional Real Estate Board, appears on REALTOR.ca and brokerage websites, and is shared with agents across the GTA.

Bilingual marketing. Markham's buyer pool includes many Chinese-speaking families. Kenneth markets listings in English and Cantonese, including Chinese-language channels, so more of those buyers see the home. See his marketing approach.

Showings. Agree on showing windows that work for your household, leave the home during showings, and put away valuables, medications and personal documents.

Reading the response. Review showings, online views and agent feedback each week. If interest is lower than expected, adjust the presentation or the price early.

Before your next conversation

A short checklist to help you prepare. Your ticks stay on this page until you leave or refresh.

Common questions

How long does it take to sell a home in Markham?

It varies with the market, the price and the home. Well-priced homes usually draw their strongest interest in the first one to two weeks on the market.

Do I need to leave the house during showings?

Yes. Buyers speak more openly and stay longer when the owners are out, and their agent can show the home properly.

Where will my listing appear?

On the MLS® System through TRREB, on REALTOR.ca, on brokerage and agent websites, and in Kenneth's own marketing, including social media and Chinese-language channels.

Are open houses worth doing?

They can be, especially in the first weekend. Discuss security and timing first, and put away valuables.
